A standard home inspection in Washington State covers a lot of ground — but a general inspector is trained to spot visible symptoms, not diagnose underlying electrical problems. They will note that the panel looks old or that an outlet is ungrounded, but they are not going to open the panel, test individual circuits, or identify aluminum wiring throughout the home. For older homes in Newcastle, Renton, Bellevue, and the greater Eastside, a dedicated electrical inspection before closing is money well spent.

Federal Pacific Stab-Lok panels are the most common electrical red flag in King County homes from the 1960s–1980s. These panels have a documented history of breaker failure and are a known fire hazard. If the home you are buying has one, budget for replacement before you close or negotiate accordingly.
Aluminum branch circuit wiring is not automatically a dealbreaker, but it requires proper connectors at every device (outlets, switches, fixtures). Improperly terminated aluminum wiring is a leading cause of electrical fires. An electrician can assess the condition and give you a remediation cost estimate.
Knob-and-tube wiring is original wiring from homes built before roughly 1940. It is not inherently unsafe, but it is ungrounded, cannot support modern loads safely, and most insurers in Washington require either documentation of its condition or replacement before issuing a policy.
A dedicated electrical inspection from a licensed electrician in the King County area typically costs $200–$400 depending on home size and accessibility. This is separate from the general home inspection. You will receive a written report of findings with cost estimates for any remediation items — information that can be used to negotiate the purchase price or request seller credits.
